Technology Tools and Tips for Commercial Real Estate Agents ...

October 7th, 2012 by Leave a reply ?

When it comes to selling and leasing commercial property today, the real estate agent has to be up to speed when it comes to all the necessary tools and technologies. Yes you can still be the greatest salesperson on the block or in your local area, but you do need to know how to handle issues of technology and communication. Failure to address this issue will see you consistently falling behind in listing opportunity and future commissions.

Today we see many circumstances where the sales pitch or presentation by the agent is seriously lacking from the point of view relating to technology. Some agents continue to avoid the issue of technology and lifting the computer skills from a personal point of view. Yes it does require that personal computer skills and knowledge of software usage improves.

One thing needs to be said here to balance the relationship between technology and traditional selling. You must be proficient and professional in both skills. They will each be used in the standard presentation with clients today; they will be used selectively based on the client connection, conversation, and sales pitch process.

Here are some ideas to get you started:

    1. It is a requirement that you have access to a mobile smart phone that incorporates diary and database tools. This is invaluable in keeping in contact with both the office and your prospects when you are out in the market.

?

    1. Email on the go is a fact of life today for most professional salespeople. This means that you should be able to receive and send emails anywhere and at any time. Commercial property clients expect that they can reach you conveniently and quickly when required. Make sure that your computer and mobile phone package uses the best online data support for communication in your area.

?

    1. Laptop communication and presentations are common in the industry. Anytime and anywhere you should be able to use the laptop to show the client or prospect key elements relating to the sale, lease, or marketing of their property.

?

    1. Software packages that support commercial real estate are easily and economically available for the professional agent. Familiarity with the database entry and enquiry from the database is critical to your function as a real estate agent.

?

    1. The merging process between the database and the current property listings will allow you to send e-mail marketing information on a regular basis. Diligence is required to generate appropriate targeted e-mail marketing updates to qualified prospects in your database.

?

    1. The use of presentation software such as PowerPoint and photo images frequently occur in property presentations. Familiarity with the software is part of the process to ensure that you do not stumble or derail the presentation.

?

    1. SMS Technology should also be part of your client communication and updates. This can be merged into the website and listing strategies that you adopt.

?

    1. Regular contact with the client from your mobile phone is expected today. Delay in communication is no longer acceptable so the results of any deals or inspections should be directed to the client immediately when results are known.

?

    1. Drafts of marketing campaigns, property advertisements and brochures should be proofed and converted to PDF files for the client to review.

?

    1. It is not unusual to give the client a private entrance portal to your website where they can access up to date listing and inspection information relative to their property.

?

  1. Remote connection to cloud based listing data and property ownership information is commonly part of the listing presentation.

Raw Five-Point Preview: Oct. 8, 2012

Tensions are mounting between WWE Champion CM Punk and ? well, everybody, really, after Punk refused (again) to accept John Cena?s Hell in a Cell challenge; after Punk antagonized a WWE icon (again) by humiliating Jim Ross and (again) found himself on the receiving end of Ryback?s patented death stare. Now, on top of all this, John Cena announced Monday afternoon via Twitter?that he'll be kicking off the show tonight, presumably with some harsh words for the WWE Champion.

It?s safe to say The Second City Saint has landed himself in a bit of a quagmire when it comes to his locker-room brethren. Enemies are materializing from all sides, and whether they have their sights set on the WWE Title itself or just looking to inflict some bodily harm on Punk, the champion is being slowly backed into a corner. Wondering if he can get himself out of said corner is just one of the five things WWE.com is looking forward to on Raw this week, not to mention the continuing adventures of Team Hell No and Antonio Cesaro: Son of Zeus.

There will definitely be plenty to tweet about for?Arnold Schwarzenegger when he serves as WWE's Social Media Ambassador?for Monday night's show.?(MORE DETAILS)

US panel: China tech giants pose security threat

(AP) ? American companies should avoid doing business with China's two leading technology firms because they pose a national security threat to the United States, the House Intelligence Committee is warning in a report to be issued Monday.

The panel says U.S. regulators should block mergers and acquisitions in this country by Huawei Technologies Ltd. and ZTE Corp, among the world's leading suppliers of telecommunications gear and mobile phones.

Reflecting U.S. concern over cyber-attacks traced to China, the report also recommends that U.S. government computer systems not include any components from the two firms because that could pose an espionage risk.

"China has the means, opportunity, and motive to use telecommunications companies for malicious purposes," the report says.

The recommendations are the result of a yearlong probe, including a congressional hearing last month in which senior Chinese executives of both companies testified, and denied posing a security threat.

A U.S. executive of one of the companies said the firm cooperated with investigators, and defended its business record. Huawei is a "globally trusted and respected company," said William Plummer, vice president for external affairs.

On Monday, ahead of the report's release, a Chinese foreign ministry spokesman said investment by China's telecommunications companies in the United States showed the countries have mutually beneficial relations.

"We hope the U.S. will do more to benefit the interests of the two countries, not the opposite," said spokesman Hong Lei at a regular briefing.

The bipartisan report is likely to become fodder for a presidential campaign in which the candidates have been competing in their readiness to clamp down on Chinese trade violations. Republican Mitt Romney, in particular, has made it a key point to get tougher on China by designating it a currency manipulator and fighting abuses such as intellectual property theft.

The committee made the draft available to reporters in advance of public release Monday, but only under the condition that they not publish stories until the broadcast Sunday of a CBS' "60 Minutes" report on Huawei. In the CBS report, the committee's chairman, Rep. Mike Rogers, R-Mich., urges American companies not to do business with Huawei.

The panel's recommendations will likely hamper Huawei and ZTE's ambitions to expand their business in America. Their products are used in scores of countries, including in the West. Both deny being influenced by China's communist government.

"The investigation concludes that the risks associated with Huawei's and ZTE's provision of equipment to U.S. critical infrastructure could undermine core U.S. national-security interests," the report says.

The report says the committee received information from industry experts and current and former Huawei employees suggesting that Huawei, in particular, may be violating U.S. laws. It says that the committee will refer the allegations to the U.S. government for further review and possible investigation. The report mentions allegations of immigration violations, bribery and corruption, and of a "pattern and practice" of Huawei using pirated software in its U.S. facilities.

Huawei is a private company founded by a former Chinese military engineer, and has grown rapidly to become the world's second largest supplier of telecommunications network gear, operating in more than 140 countries. ZTE Corp is the world's fourth largest mobile phone manufacturer, with 90,000 employees worldwide. While their business in selling mobile devices has grown in the U.S., espionage fears have limited the companies from moving into network infrastructure.

The report says the companies failed to provide responsive answers about their relationships and support by the Chinese government, and detailed information about their operations in the U.S. It says Huawei, in particular, failed to provide thorough information, including on its corporate structure, history, financial arrangements and management.

"The committee finds that the companies failed to provide evidence that would satisfy any fair and full investigation. Although this alone does not prove wrongdoing, it factors into the committee's conclusions," it says.

In Washington, Huawei executive Plummer said Friday the company cooperated in good faith with the investigation, which he said had not been objective and amounted to a "political distraction" from cyber-security problems facing the entire industry.

All major telecommunications firms, including those in the West, develop and manufacture equipment in China and overlapping supply chains require industry-wide solutions, he added. Singling out China-based firms wouldn't help.

Plummer complained that the volume of information sought by the committee was unreasonable, and it had demanded some proprietary business information that "no responsible company" would provide.

In justifying its scrutiny of the Chinese companies, the committee contended that Chinese intelligence services, as well as private companies and other entities, often recruit those with direct access to corporate networks to steal trade secrets and other sensitive proprietary data.

It warned that malicious hardware or software implants in Chinese-manufactured telecommunications components and systems headed for U.S. customers could allow Beijing to shut down or degrade critical national security systems in a time of crisis or war.

The committee concluded that Huawei likely has substantially benefited from the support of the Chinese government.

Huawei denies being financed to undertake research and development for the Chinese military, but the committee says it has received internal Huawei documentation from former employees showing the company provides special network services to an entity alleged to be an elite cyber-warfare unit within the People's Liberation Army.

The intelligence committee recommended that the government's Committee on Foreign Investment in the United States, or CFIUS, bar mergers and acquisitions by both Huawei and ZTE. A multi-agency regulatory panel chaired by Treasury Secretary Timothy Geithner, CFIUS screens foreign investment proposals for potential national security threats.

Last year, Huawei had to unwind its purchase of a U.S. computer company, 3Leaf Systems, after it failed to win CFIUS approval. However, Huawei employs 1,700 people in the U.S., and business is expanding. U.S. revenues rose to $1.3 billion in 2011, up from $765 million in 2010.

ZTE has also enjoyed growth in its sale of mobile devices, although in recent months it has faced allegations about banned sales of U.S.-sanctioned computer equipment to Iran. The FBI is probing reports that the company obstructed a U.S. Commerce Department investigation into the sales.

The intelligence panel says ZTE refused to provide any documents on its activities in Iran, but did provide a list of 19 individuals who serve on the Chinese Communist Party committee within the company. ZTE's citing of China's state secrecy laws for limiting information it could release only added to concern over Chinese government influence over its operations, the report says.

(AP) ? A week after her annual steroid shot for back pain, Janet Russell began getting unbearable headaches. A fever followed. Doctors admitted her to the hospital, but couldn't say what was wrong.

"She is screaming and nothing is helping. They have already given her medication, but nothing is helping," said Russell's daughter, Tracy Barreiro. "It continually escalated."

Unexplained pain and confusion about its cause are troubling patients like the 71-year-old Russell, diagnosed with a deadly fungal meningitis likely contracted from a custom-made steroid shot, and medical professionals who have little experience treating the rare disease.

Russell's husband, Robert, said his wife's doctor told him early on, "'You can call it meningitis, you can call it anything you want to, but quite frankly, nobody, not anybody in this country, knows what it is at this point because we have never seen it.'"

"They didn't really tell us it was a fungal meningitis until the CDC told them," he said.

The Centers for Disease Control and Prevention said as of Friday, five people have died in the outbreak, and have reported 47 cases in seven states. Investigators have focused on a steroid custom-made by a specialty Massachusetts pharmacy, as the source.

At least 29 cases are in Tennessee, and three people there have died, including the founder of an inner-city Christian center for at-risk children in Nashville.

State health officials trying to contain the outbreak are contacting about 1,000 patients who received epidural steroid injections at three clinics between July 1 and Sept. 28.

Russell was one of them, her family said, receiving her last back pain shot Aug. 30 from the Saint Thomas Outpatient Neurology Center, which got 2,000 vials of the injectable steroid from the New England Compounding Center in Framingham, Mass.

The suburban Nashville woman is hospitalized in intensive care, can only say a few words and has trouble keeping down even water. She suffered a brain hemorrhage last week, family said.

She first started to have headaches and neck pain a week after the last injection, family said. No one thought it was related to the injections. "Never in your wildest dreams do you think it's related to that," Barreiro said.

She went to the hospital emergency room on Sept. 7, but was sent home with pain medication and a diagnosis of flu-like symptoms. Three days later, she returned to the hospital; the pain got worse.

"Her headache progressed to the point of unbearable," said Teresa Russell, another daughter. "We were all frantic at that point, to get her some kind of relief. ... Every day we were asking doctor after doctor, 'What is this and what are we going to do?'"

Doctors first suspected bacterial meningitis, requiring her family to wear protective clothing when they visited her, Robert Russell said.

"It's something that we have never had to deal with and it's something that a lot of people don't know anything about, including myself," Russell said.

Saint Thomas Hospital, where Russell's family said she is being treated, declined to release information about individual patients, citing medical privacy laws. The neurology center voluntarily closed last month because of the investigation and isn't commenting.

A third fungal meningitis patient died in Tennessee on Wednesday at the same hospital, according to the facility's chief of medicine, Dr. Robert Latham. The patient was identified as Diana Reed by a family lawyer. The attorney, Bill Lassiter, wouldn't discuss when the 56-year-old woman became ill or when she received steroid injections.

Reed had helped to found the Wayne Reed Christian Child Care Center in Nashville, which works with children who are educationally and developmentally at risk, said Reed's pastor, Josh Graves. He wouldn't comment on her illness.

"She had a robust faith. She was passionate about serving those who were poor in Nashville," said Graves. "She was tough, relentless and every day pursued those things she felt God was calling her to do."

Startup Offers Failed Entrepreneurs A Million ... - Business Insider

Melanie Moore is a TechStars alumn eligible for the million signing bonus

It's hard to hire in tech.

How hard?

A startup called Twice is offering a $1 million cash and equity signing bonus to anyone who launched a startup through accelerator programs?Y Combinator, 500 Startups, and TechStars?and now needs another job.

Twice is calling it a $1 million "aqui-hire."

It's a smart move.

People who "failed" at their own startup ? funded by ?Y Combinator,?500 Startups,?TechStars, or not ? are coming away with tons of useful experience Twice can benefit from. ?

There will probably be lots of competition for the offer.

Here's the press release from Twice:

Twice Launches $1MM Restart Fund for Top-Notch Startup Talent

Blanket Standing Offer for Any Y Combinator, 500 Startups, or TechStars Company

San Francisco, CA -- October 8, 2012 -- Twice, the first concierge-style marketplace for buying and selling secondhand fashion, today announced the launch of Restart Fund, which will offer $1MM to acquire any Y Combinator, 500 Startups, or TechStars company or similarly well-qualified team. Most Silicon Valley insiders are familiar with Start Fund, which provides $150,000 in funding to every graduating Y Combinator startup, and the name Restart Fund is a tongue-in-cheek nod to this initiative.

Since its inception nearly two years ago Start Fund has proven to be a savvy move, but it has also fueled a spurt in seed funding that has resulted in many promising teams unable to raise a Series A. And even in the best of times, popular wisdom holds that 9 out of 10 startups fail -- often due to circumstances well outside their founders? control. The Restart Fund is a bold step toward filling this gap in the startup ecosystem--bringing top-notch engineering and design talent together to focus on a business with proven traction, a large market, and ample resources.

?Given the current state of Silicon Valley?s hiring environment, it?s a super smart move for Twice to acquire a talented team with proven execution ability but whose own products haven't found traction,? said Elad Gil, founder of Mixer Labs, former Twitter VP, and Twice investor.

Restart Fund was developed by Twice?s founders based on their personal experiences as entrepreneurs. ?My co-founder Calvin and I quit our jobs at Google and began working on a micropayments business, but we were never able to hit product/market fit. We were left wondering what to do,? said Noah Ready-Campbell, CEO of Twice. ?We were approached by several big companies about talent acquisitions, but we knew we still wanted to work on something that had a lot of opportunity for growth. If Restart Fund had been around, it would have been a very interesting option.?

Due to the rigorous application process, membership in a top startup accelerator is the primary criterion for an offer from Restart Fund, though acquired teams must also pass Twice?s standard hiring screens. ?We were accepted into Y Combinator, so we saw firsthand the quality of our peer companies,? explained Twice CTO Calvin Young. ??This happened right around the time our micropayments business was slowing down, so we ultimately chose to decline YC, but some of the best engineers I?ve ever met have gone through the program.?

This engineering strength is the primary reason Twice chose to create Restart Fund, as the operational nature of the company?s business poses significant technical challenges to overcome. ?In order to take photos efficiently, for example, we?ve had to develop many custom image processing tools, and basically ended up building our own internal Instagram,? explained Mr. Young. Given that the company sells clothing, the look and feel of its site is extremely important. ?In our view, designers are without question as important to the product team as engineers,? he added.

Twice closed a $4MM Series A round of funding in August led by IA Ventures with a syndicate including Felicis Ventures, Lerer Ventures, SV Angel, CrunchFund, and High Line Venture Partners.

Don't Want Her In My Home!

My parents have never seen where my husband and I live. This is because I do not want my mother in our place.

I don't want to hear her disrespectful and controlling comments. Our home is our sanctuary and my husband and I don't want negative energy.

She will tell us how to run our home and how to decorate it.
My husband can't stand my mother, but he tolerates her because of me. He hates her because she was an abusive parent, she meddles and she is very materialistic. I don't want an argument to break out between my mother and my husband. He told me that he will only bite his tongue for so long.

Yesterday I spoke to my mother on the phone. She told me that when she comes to visit, she will be bringing her own food because she doesn't want what I cook. I think that's incredibly rude. Am I being too sensitive? My husband said that maybe he should bring a lunchbox when we go to my parents for dinner.

My father is one of my best friends, but he is afraid of my mother and agrees with whatever she says. I complain to him about her because my mother gets embarrassed when my father knows about her nasty comments. He always says that I should be glad that my mother is so nosy and she has more experience blah blah blah blah....
